what is 100 year ponding?
100 yr ponding is written on the plat map there is a rain water gainage in the site at the back.I DONT KNOW IF I SHOULD BUY THIS PLO TO BUILD A HOME ITS IN A SUBDIVISION .Is it advisable to build a home in asite with water drainage systemat the back when it says 100 yr ponding.
basically, it means that once in every hundred years, there’s a rain big enuff that the flow in the drainage area will not be able to handle it well enuff to keep it from becoming a pond….how deep the pond becomes is a big question… it could flood a house nearby…. and who knows when the LAST flood was?…. if you take the property, be SURE to have flood insurance!!!!!…..!!!!!
